My biggest advice to anyone considering Meadows: document absolutely everything at move in and move out. Take photos and videos of every wall, floor, appliance, and any existing damage, and save every maintenance request and email. Shortly after moving in, we found signs of previous water damage and became concerned about mold. We initially felt our concerns were dismissed and eventually purchased our own mold test kit. After continuing to push the issue, the contractor management sent ultimately confirmed mold was present. They then replaced affected baseboards and addressed plumbing and bathroom ventilation issues. I wish it hadn't taken that much effort to have a legitimate concern addressed. Day-to-day living also had its frustrations: lots of summer bugs despite paying for pest control, disappointing shared internet despite being advertised as gigabit, frequent amenity closures/issues, very poor sound insulation, difficult parking, limited hot water, and shared water billing. As a military family relocating for required medical training, we also found management surprisingly inflexible and unsympathetic. Move-out ultimately solidified our opinion. We thoroughly cleaned the apartment, removed our wall hangings, and patched the holes ourselves. Management even acknowledged in writing that “your unit was left in great condition.” Despite that, essentially our entire $800 security deposit was consumed by painting, cleaning, carpet shampooing, and other move out charges. We disputed several charges, requested photographs and invoices, and questioned why localized wall patches and scuffs justified the painting costs assessed to us. After going back and forth, management reduced the charges by only $50 and otherwise would not budge. Every property has maintenance issues. What matters is how management responds and how residents are treated. Unfortunately, our experience left us feeling that we repeatedly had to advocate for ourselves. If you rent here, document everything and read the move-out provisions carefully. Don't assume that leaving your apartment clean and in good condition means you'll receive your security deposit back.

0 Stars If Google Would Let Me!! My biggest regret was not reading the reviews before moving into Meadows. It doesn’t take long to notice how many negative reviews this community has, but you really don’t understand why until you actually live there or move out. When you first move in, everything looks beautiful and well-maintained. But shortly after, things can quickly become a completely different experience. We lived at Meadows for one year. When we moved in, we were given a move-in inspection form to document any existing issues with the apartment. We carefully reported problems that were already there, including a dirty and stained bathtub, marked and scratched walls, holes, and other issues with the apartment. We trusted that documenting these issues on the move-in form would protect us when it was time to move out. Unfortunately, that was not our experience. After moving out, Meadows kept our security deposit and is now attempting to charge us even more, including (painting, stain, shampoo etc) for damage that we had already documented when we moved in. We even provided the photos and documentation they requested. What is especially frustrating is that we are now being held responsible for conditions that were already present before we ever moved into the apartment. We are extremely disappointed and frustrated with how this situation has been handled. After looking at other residents’ reviews, we realized that we are not the only ones who have had a negative experience with Meadows, particularly when moving out. Thankfully, we have moved to a much better place and are happy to be out of Meadows. I strongly recommend that anyone considering living here read the reviews carefully, thoroughly document the condition of the apartment when moving in, and keep copies of everything. Don’t assume that simply reporting existing problems on their move-in inspection form will prevent you from being charged for them later.

I had an amazing experience touring The Meadows at American Fork! From the moment I arrived, Kya and Tessa made me feel genuinely welcome. They were incredibly friendly, knowledgeable, and took the time to answer all of my questions without ever making me feel rushed. The community itself is beautiful, clean, and well maintained, but what really stood out was the exceptional customer service. Kya and Tessa were professional, personable, and clearly passionate about helping people find the right home. They made the entire tour enjoyable and stress-free. If you’re looking for a place to live and want a leasing team that truly cares, I highly recommend scheduling a tour with Kya and Tessa at The Meadows at American Fork. They made a fantastic first impression, and I left feeling excited about the community. Five stars all the way!

I have lived at the meadows for 6 year now. I recently moved from my original unit to a bigger one and the process was incredibly fair and easy, especially because of Tessa and Kayla.  These 2 have consistently gone above and beyond in ever aspect. They are always kind, responsive, and willing to help me with anything. Even when I have to call with a problem, I look forward to chatting with them because they are so delightful. The Meadows is VERY lucky to have them as a part of their team. Now in regards to the apartment itself, I really do love it here. Is it perfect all the time? No. But remember, apartment living is just that. Apartments. And there are definitely some recommendations I would have, but generally, I love being here. Im thankful for the awesome neighbors I have. I love the pool. I really think the pricing is fair. I love the little monthly activities that they do. So take it from me, one of their longest tenenats. It’s wonderful to be here.

When the pool and hot tub are open its a great place. The apts are nice enough. They are older and the only complaint I had was the fan being stuck in the 'on position' but we got that solved.

I loved living here! We had good neighbors and liked the staff. The one bad thing was the traffic specially, in the evening or around rush-hour, it gets so backed up and I wish there was more ways in and out.
