Kayla is amazing and so friendly every time I see her. The clubhouse and office space is incredible and I would consider living their just off of that alone. Great vibe, great energy and very nice!

I love the meadows clubhouse! Itâs so classy looking. Also the ladies in the office are so nice. They are always so friendly whenever I see them. Our property is beautiful. Love my apartment!

I've lived at The Meadows at American Fork for almost three years, and I can confidently say that Kayla is the heart and soul of this community. As the manager, she goes above and beyond in every wayâalways approachable, responsive, and genuinely invested in making this place feel like home. Whether it's resolving issues quickly, keeping the property running smoothly, or just greeting residents with a smile, Kayla does it all with unmatched professionalism and warmth. She truly cares about the people who live here, and it shows in everything she does. Kayla is a rare kind of leader who makes a real difference, and The Meadows is incredibly lucky to have her. If anyone deserves a raise and recognition, it's Kaylaâsheâs simply the best!

This place looks very nice but the management is awful. âTHEY DO NOT CAREâ I left the apartment better than when I came in. They didnât even clean it. The floor had black smudging, there were holes in the master bedroom ceiling, the kitchen cabinets were scratched, the sinks and bathtub were deep cleaned by me including the garbage disposal(man that smelled so bad) and the washer machine was so loud, I felt bad for my downstairs neighborsâ¦ I sent them over three emails and every time someone came they NEVER warned me like I asked nor did they fix it, they just said nothing there is wrong with it so I let it be.. I will leave photos of how I left the place and what they took from my entire deposit! They will not be getting anything professionally done by any company because they have their maintenance people do it. I know because when I got my apartment key, I went to go look and one of the maintenance guys was in there fixing the wall where you mount a TV. We were in there for 4 hours deep cleaning and not only that, we steamed the deck because it was so dirty.. so donât expect to hear from them when you have a concern. I asked for proof and never got a response.. even when living there they never answer or get back to you in a timely manner. I tried to leave so many times and of course I know you canât break your lease, mind you we bought a house and moved out 3 months before our lease was done so why do we even have a water trash and sewer bill? For the last three months nothing was being used.. SCAM. Thatâs what that is. Anything to take money from people. Not worth $1800 a month for a 2 bed, 1bath. I jumped the gun on this one and regret moving in but thatâs apartment complexes for you. So glad we have a house now. I just want to add, there is always massive amount of dog poop everywhere, and HUGE poops. While I understand that some people just donât care after their dogs. They never said anything and there is never enough parking. Youâll have to park in the townhomes. Good luck if you move in! Our neighbors next door were loud and always slamming their doors and their kids were always crying. So if you move in, I advise to at least consider the top floor so you only have 1 neighbor to worry about. The walls are thin.

Money Hungry and Mediocre! I don't recommend living here. There are many other places way cheaper. Add $300-$400 more a month into your base rent. Parking is, has been, and will always and forever be an issue because the frontrunner station is right across the street. Not enough parking for tenants. The owner could put up more dog poop stations around the complex and MAYBE people would be more willing to pick up their dogs poop( something they should already be doing anyways). The office always says: Well just report the neighbor haha. Yes, because we are in elementary school. The grounds around the complex are pretty trashy and the breezeways are always disgusting! but the actual apartment is decent. Mediocre for the price. The girls in the office are ........well....... They are just doing their jobs and it's strictly business. There are times they try to help tenants with issues and other times they pick and choose. It's hard to say anything with much positivity because they don't always have the authority to make decisions and the owner is a Greedy P.O.S. For example: I personally went down to the American Fork City building with my husband to inquire about why the heck the water bill is so ridiculously high and we were told that The Meadows control the prices and pick and choose who pays what prices. The city does not have anything to do with how the meadows regulate their water bills to tenants. Base rent plus additional/ added in fees include Super sucky Internet at $125/ mo Water, sewer, trash( VARIES/ MO.) new CAM Fee (which I was told in person by someone in the management office that it is an HOA fee but it can't technically be called that due to apartment living). Pest control ( never gets sprayed) Leasing fee Delivery fee for the bill to get delivered to your mailbox. I recommend reading any and all small print before signing so you know exactly what you are getting yourself into. Once you sign a lease The Meadows basically own you and makes you their......... No Vaseline included. No need for cleaning when you decide to leave because it's mandatory for the meadows to use their own people. They tell you not to do any cleaning, carpet shampoo, or anything. But, that Also means they keep your deposit towards the cleaning fees and send your final bill. I called around and it would have been cheaper for me to pay my own company to come in and clean. For as much as people pay to live there it's ridiculous that the team has to enter apartments 2xs a year just to be nosey. Just set the filters outside doors for heck sake and let people do it themselves. Sheesh! I absolutely, definitely do not miss living here. We FINALLY have our own privacy, no rules, no upstairs neighbors cleaning their patio and having dog poop and pee drop off the balcony into our cars and making our garage smell so disgusting!! And..cheaper mortgage then what we were paying for rent at the meadows.

Beautiful place. Office was easy to deal with and no run funny business. They got everything done in about 10 days. So no waiting and hoping we git approved. Thank you.

The place is stunning, the environment is kept clean. My only complaint is the communication. When you send emails, it is unlikely to get responses in a timely manner, or to get a response at all. Other than that it is a great place to be.
