CAUTION: NOT A SMOKE FREE ENVIRONMENT - My autistic son & I moved into The Meadows in 10/23. We both have serious chronic health conditions/disabilities which require us to live in a smoke free environment. We desired to live at The Meadows because it is a smoke free community. Any smoking must be done off premises. I was assured the smoke free policy was taken seriously by Damien, Makayla, Tori & Xavier during various visits. Within 3 days of moving in, off & on, we would feel sick & smell cigarette smoke coming into our bedrooms in the middle of the night & sometimes during the day from inside the building. I informed management late 10/23 of the situation. Mid 10/23, 2 garages over, I saw a garage door open ⅔ up as cigarette smoke came out & blew my way. A man walked out looking a little nervous when he saw me. I had reported incidents of cigarette smoke in the middle of the night to security. But by the time security arrived, the smoking had stopped. I requested a transfer to another of the vacant units. Xavier stated a $1000 transfer fee would be required.. Reminder notices were distributed of the smoking policy w/instructions how to report to security & police after hours. I followed instructions by reporting cigarette smoke, marijuana & other recreational sweet chemical like substance fumes quite a few times as the smoking was mostly taking place in the middle of the night. Police & Firemen strongly recommended we transfer or move. Kayla P. took over as property manager late 11/23 & I shared what had been happening including how men above us on the 3rd floor were intimidating my son including taking video on his phone of my son while he was walking & driving in the parking lot. Early 1/24, we were "warned" by Kayla P. we would be given notice to vacate for harassment if we didn't stop contact w/one of the unit's tenants. We have not had contact w/any neighbors on our side of the building. This harassment report was made by the tenants as retaliation. No proof of the alleged incidents w/dates & times were given when requested a few times. Kayla P. refused to use passive nicotine detectors Early 2/24, my son began to hold his chest in severe pain. We both had lightning bolt squeezing headaches. Our respiratory systems became more irritated. We had to immediately leave our apartment. It continued all weekend. A few days later, I smelled a distinct chlorine type smell - ozone from an ozone generator. A tenant began using an ozone generator to rid of odors which are extremely harmful to human health per EPA. We had requested a few times to be transferred & to waive transfer fees but denied. We have come to realize there are tenants in 3 of 5 units on our side of the building are partaking of various types of smoking substances. We have videos of people smoking right immediately around our building.. We have several photos of cigarette butts in our car space, under our car, around our garage area & parking lot. For months, we have been sleeping w/windows & balcony door at night w/heater on full blast.. Still having a severe impact on our health. My son has been sleeping in our car. Neither one of us gets much sleep. Several times we have driven in the middle of the night while snowing for hours to get relief. He has had emotional/mental breakdowns. He has been having freeze responses. He stopped taking classes this semester as his cognitive & physical function have been greatly impaired. I work from home & my performance has been greatly impacted. I often just pass out at my desk. .We experience chronic coughing, respiratory irritation, nosebleeds, headaches, vomiting, rashes, abdominal pains, uncontrollable shaking & more. We now see people on their patios & parking lot smoking freely as smoking activity has increased. I decided to request to terminate the lease w/o penalty as I don't trust that any unit will be smoke free but was denied. Instead, we were offered a lease buyout of $3,398. Please, think twice if you have babies/children. Read Google reviews & BBB rating.

Spoke with Kayla over the phone she was so helpful, we are moving from out of state and couldn’t tour in person and she did an amazing job talking about the amenities they have as well as the apartment. 10/10

Beautiful apartment, but got charged $800 to move out, as I was apparently charged for them to deep clean the apartment and shampoo the carpet even though we spent hours cleaning the apartment beforehand and we never had a pet while renting there. Yes, some of those fees are listed in tiny, tiny print on the lease agreement, but be aware of a dozen hidden fees before you move in.

Decent location, close to restaurants, and stores. In the years we have lived here I'm sorry to say but The Management team here right now is the absolute worst. They need to bring anyone else back! Kayla is the worst person to ever try to get in contact with! She returns calls and emails at her convenience.(Days, up to a week, or longer).Even if you physically walk into the office she still can't talk to you EVER in person and she is sitting right there at her desk. The other ladies either really don't know anything or just pretend they don't and always have to refer to Kayla. We got screwed out of a 6 month lease and were forced to pay on a month to month basis. Thankfully we are getting our own house and we are going to be moving out very soon. Who wants to pay $2700.a month for an apartment!!?? There are a lot of hidden fees that you are not made aware of until after you get your first rent statement. Which by the way you can ONLY pay between the 1st and 3rd of the month. No options for paying any earlier. What a joke. The water bill is split between all the apartments, not just our apartment use. So if someone uses a lot of water and others use less it doesn't matter. A brand new charge for pest control was added in 2 months ago. So my question is: Where are the pest control people and where are they supposedly spraying because I kill bugs all the time. Our breezeways are ridiculously gross with bugs. SCAM CHARGE!!! We thankfully have a garage so parking isn't a huge deal for us. Im almost positive we were being charged for our service dog even though the management says we weren't. Funny how my husband went to confront them about it and suddenly that extra charge had magically disappeared. The little tiny dog park is silly stupid and the disgusting dog crap EVERYWHERE you look and step. I have to walk my dog anywhere else but the actual complex I pay to live in just so she can run without getting messes all over herself or stepping in it. Which is crazy since there are plenty of provided(free) doggy stations throughout the complex. The Internet and cable package is mandatory and the Internet is an absolute joke 🤣🤣. Doesn't work most of the time and we don't use the cable so $125 a month for that stuff is just a huge waste of money and another ridiculous scam! The windows and door seals have gaps so there is always cold air in the winter months. Iwill say if you can afford to live here then you can afford your own house. Or at least do your research before moving in to these apartments.READ ALL THE FINE PRINT! Otherwise you will get a lot of not so fun charges "included" in your rent that are unexpected. I remember when the management team actually used to be good, helpful, friendly, talkative people that actually cared about the residents here and listened to their concerns and issues and actually tried to help get them resolved. NOT ANYMORE!!! Sorry for the poor review meadows but also Not sorry!! PROS. The actual apartment is big and the bathtub is a nice garden tub and most of the neighbors are super friendly and you can make a lot friends. I have always had things fixed or gotten anything I needed almost immediately from the maintenance guys. They are great!

These apartments are cute, and we've loved having the pool. However, I basically haven't had a working dishwasher for the entire 10 months I've lived here. The most frustrating thing about it is, I didn't have a dishwasher in the last place I lived and I lived there for 5 years, so It was a must when I was looking for somewhere to move to, yet I've still been doing my dishes by hand living here. The first time I put in a request about it to maintenance, I had already been cleaning it myself. A few times with vinegar and a few times with actual dishwasher cleaner. They came and cleaned out the top spinner part. That didn't help, I put in another request and they finally came and gave me the cleaner they use, and turned up my hot water heater which I also requested. They said it should fix the issue, it did not at all. The third time I put in a request, they came right at the time I was taking my kid to school, so I asked them to come back in an hour, but I was extremely sick that day, so I put a note on my door asking them to come back Monday, it was a Friday. I heard them take the note off the door, but they never came back on Monday and marked my maintenance request as closed. I put in my fourth request, and they FINALLY got me a new dishwasher. They told me it would be here on like a Wednesday, it apparently didn't come until Friday and they installed it the following week. My door to the balcony also has a gap at the bottom and since it got cold, its been letting in freezing cold air. They tried to fix that when they installed the dishwasher, but said they would have to come back because they couldnt move the little piece up anymore then it already was, and of course, they never came back for that. So all winter I've had to keep a blanket at the bottom of the door to try and help with that because it was making my heater run more than it should have and made my bill go up. Now back to the NEW dishwasher, it looked new and it worked for about 2 washes, but then all of a sudden when it was done washing there was still dish detergent all over in the soap holder, all over the door and all over the dishes. I tried all 3 different Cyles several times. Used both liquid and a pod detergent and it always got done with soap still everywhere. I dont know if it was even going through the whole cycle. I put in ANOTHER request to maintenance, and 3 days later they closed my request as completed and never showed up. (If they did, they didn't ring the door bell like I asked, or they knocked extremely quiet) 🙄 They did tell me once that maintenance did show up and knocked but I never answered. But if they did then they knocked as quietly as possible because I'm literally Always home on my computer, 10 feet from the door either working or doing school work. So there's no way I wouldn't hear them knock. I also requested that they ring the door bell if that was their excuse so if they actually did show up, I'd definitely hear that, even though I would have heard their knock too. I work about 50-60 hours a week during tax season and I'm doing online school full time. I dont really have the time to do all my dishes by hand. Because of my intense and busy schedule, that goes until April 15th, I asked them about their month-to-month option since my lease is up at the end of March, and I'd really like to wait until the end of April to move when my work hours go back to about 40/45. They told me if I stayed just for April the rent would go up $310 And I'd have to pay a $300 month-to-month fee. So I'll be outta here as soon as my lease is up because that's just outrageous and I can already barely pay for rent, water, sewer, trash, all the little fees they tac on, on top of that (pest control, which I've never seen them spray or do anything for that, property taxes, maintenance fee, etc), and the $125 media package for cable and internet which I've never even used the cable, and the internet isn't the best which I obviously need good internet working from home and doing online school.

The apartments are nice but the management is pretty sleazy. Lots of hidden fees. They don’t pick up the phone and are very hard to get in touch with. They also gave us an evacuation notice because my roommate was late on rent one day after they took out the rent. They don’t post the balance until the day before so they can sneak in more fees. They don’t give you time to dispute the fees. They charge whatever they feel like and the charges appear to not follow any rules. They didn’t tell us we needed to get the electric or gas bill in our names and they let it go for 3 months before they told us so they can charge us more fees yet again. They don’t take rent on the first, they actually take it out on the fourth. I had enough money in my account and then I wrecked my car and because they take the money out on the fourth not the first it bounced because of an accident. It wouldn’t have if they took the rent out on the first of the month. They then charged me a $400 dollar late fee. They charge us for my emotional support animals even though they are prescribed to me and I provided verification. Our fridge wasn’t working and it took them 3 maintenance requests to finally fix it. There’s no place to really exercise your dog as the dog park is very small and you can’t even throw a tennis ball properly. And if the owner sees this, I’ve read the lease throughly and you let quite a bit slip through the cracks. I don’t recommend the meadows at American fork at all. Go elsewhere. You’ll be happier.
